Iluka takes its name from a word meaning near the sea, and that is the fact that matters most for plumbing here. The suburb’s western boundary is the Indian Ocean, so this is genuinely beachfront — not a few kilometres back like most of Perth’s north. Salt in the air is relentless on anything metal that lives outside. Hot water units on an exposed wall, external taps, tap spindles, gully grates and the fittings on a bore or irrigation setup all corrode faster here than they do six kilometres inland, and they need checking earlier than most people expect.
The housing itself is 1990s onwards — the name was gazetted in 1980 but the land was not released until much later, and the Beaumaris Beach estate filled out through the nineties. Iluka is still growing, with apartments and townhouses now going in near the beach, so the newest plumbing in the suburb sits alongside stock that is thirty years old. One local quirk worth knowing: Iluka pays a Specified Area Rate that funds above-standard verge and streetscape maintenance, and the estate carries covenants through the homeowners association.
