Yanchep is the newest suburb we work in, and that flips the usual plumbing picture on its head. There is a thin 1970s core — the Yanchep Sun City project Alan Bond started in 1970, with the first houses going up in 1972 and the district high school opening in 1975 — but the overwhelming majority of Yanchep homes have been built since 2010. The suburb went from around two thousand people in 2001 to over eleven thousand by 2021, and the railway station only opened in July 2024. Most of what we see here is slab-on-ground construction less than fifteen years old.
That means the failures are not the ones you get in an established suburb. Nothing here is corroding through from age. Instead it is builder-standard fittings, flexible hoses that were never top of the range, and the occasional bit of work that was signed off but not done especially well. The ground is its own factor too — Yanchep sits on limestone karst, the same geology that produced Crystal Cave in the national park, so shallow limestone and cavities are a real consideration whenever something needs excavating.
